About the Pisarovina Entrepreneurial Zone and opportunities for entrepreneurs

The Pisarovina business zone, which is the subject of this project proposal, covers an area of 102 hectares. There are currently 18 active entrepreneurs and 482 employees in the Zone. The total number of registered entrepreneurs in the zone is 71. In addition to the existing economic entities operating in the Entrepreneurial Zone, there are still 9ha of free space for new investors. The activated area of the zone is 26,43 hectares.

This project investment invests in transport infrastructure; construction of roads in the area of 28.388 m2 and parking in the area of 4703 m2. It is also investing in public lighting in an area of 4.010 m2 with 183 lighting fixtures. As a direct result of the project, the Zone will be equipped withgreen infrastructure and 380 pieces of trees will be planted. The construction of roads is accompanied by the construction of drainage, in addition to the construction of public lighting, theelectrical infrastructure is also being developed. The completed project, in the Entrepreneurial Zone Pisarovina, will meet all the prerequisites for the activation of entrepreneurial activity and the development of entrepreneurship at the local level, and consequently at the county and national level.

Brief description of how the sustainability of the project result will be guaranteed after the completion of the project

The sustainability of the project after its implementation is demonstrated through three dimensions of sustainability: financial, institutional and at the decision-making level. The municipality with its budget guarantees the financial sustainability of the project, as planned.

Operating costs and maintenance costs will be covered from higher fees from the fees of entrepreneurs entering the Zone. Considering that a larger number of employees is planned in the Zone itself (inhabitants of the Municipality), part of the costs will be covered from higher revenues from income tax and employee surtax.

Institutional sustainability is ensured by the holder, the municipality of Pisarovina, which has experience in managing such infrastructure investments. In addition, sustainability is ensured by the Zagreb County Regional Development Agency as a support institution for the accommodation of entrepreneurs in entrepreneurial zones.

Sustainability at the decision-making level will be ensured through the demonstration of good practice in providing services to entrepreneurs, which may result in additional support programs by the Zagreb County related to the development of entrepreneurship in the territory of the Municipality.

OPPORTUNITIES FOR ENTREPRENEURS

Two Zones are available for investment; Pisarovina and Velika Jamnička. In both Zones we have available land at our disposal, while the Pisarovina Zone is fully equipped and ready for the current construction of the plant.

We have a total of 102 ha (1.021.321 m2) of construction land at a minimum starting price of 6 €/m2, which is able to satisfy all, even the most demanding investment projects.

Also, in Pisarovina Zone, we have 68.271 m2 of premium land at a minimum starting price of 12 €/m2, intended for position-sensitive investments (shops and services with a large flow of customers).

We adjust the sales areas to the projects, in order to enable an optimal investment.

Utility equipment of the Pisarovina Zone has been completed or is under final construction and includes: drinking water supply, electricity, wastewater drainage, internal roads, public lighting and access to roads, all the way to the border of the investor’s plot. The next investments will include telecommunication capacities and central heat supply.

The Zone Velika Jamnička is in the initial stages of planning and construction of utility infrastructure, which enables cooperation with interested investors who plan their projects 3-4 years in advance.

Apart from the extremely low cost of buying land (alternative forms of ownership or rights of use are not possible) of only 6 / 12 €/m2, investors can count on the following advantages by investing in our zones:

  • Engages cooperation and assistance of the Municipality of Pisarovina in the development of spatial planning documents and permits,
  • Stable supply of basic utility services at economically justifies prices,
  • Continuous investment in infrastructure development; from telecommunications, thermal energy, public transport, to state transport and railway routes,
  • Significantly lower operating costs (utility fee and municipal surtax) compared to comparable centers in the region,
  • Proximity to major traffic routes (Zagreb, Jastrebarsko, Karlovac, Velika Gorica, Sisak),
  • Constant and stable growth of the Municipality in the number of employees, business entities, residents, arranged contents and offer of local products and services.
